The BREEAM and LEED certificates in DEKRA provide objective confirmation that an industrial, residential, office or service building, meets the requirements necessary to be recognised as having been designed and built, in accordance with the principles of sustainable development.

 

Depending on the system chosen, there are such indicators as the use of ecological materials, water and energy consumption, indoor air quality, waste management and the accessibility of transport to the building under assessment.


 

What is BREEAM Certification?

 

The BREEAM system (Building Research Establishment's Environmental Assessment Method) is a multi-criteria system for assessing buildings in terms of their impact on the environment.

 

It was designed for newly created buildings, as well as renovated and extended buildings.

 
 
BREEAM Certification was first applied in 1990, in the UK, by BRE. Since then, the system has been expanded and updated.

 

The "BREEAM Europe Commercial" system was adopted for office, industrial and commercial buildings, which takes into account standards and practices from mainland Europe.

 

The "BREEAM Europe Bespoke" system offers an objective assessment of several types of buildings.

 

The BREEAM International New Construction 2016 system has been operating since 2016 and also allows the certification of housing facilities.

 

DEKRA may act as an adviser or BREEAM assessor by preparing the documents necessary for the obtainment of a certificate. 

 

As an assessor in the BREEAM International New Construction certification process, DEKRA provides the following services:

 

  • “Bespoke” - this is where the building does not fall within the scope of a typical "BREEAM International New Construction" system and it becomes necessary to obtain individual certification criteria, defined on the basis of information on the investment from BRE;
  • "Pre-assessment" - an initial estimation of the number of credits or points that can be awarded to an investment
  • The "Design Stage" - the first stage of the certification takes place at the end of the design phase. On the basis of project data, DEKRA prepares the first report for BRE. This contains a description of individual credits or points which - according to the assessor - can be granted in accordance with the requirements of the system. The investment is granted a temporary "Interim Certificate".
  • Post Construction Phase - the building has been completed and all elements are to be assessed.

 

What is LEED Certification?

 

LEED (Leadership in Energy & Environmental Design) Certification was developed by the US Green Building Council (USGBC) and is intended for developers' buildings, industrial and office buildings, as well as hotels. It also includes residential buildings at every stage of their life cycle, from design, through operation to maintenance.

It is a clear identifier of design, implemented in the field of green construction, structure, operations and results.

 

 

The DEKRA specialist will evaluate and advise on the documentation at every stage of the investment, in order, finally, to be able to apply for the LEED certificate.
